Focus on Gale Milgrim

It’s been a seller’s market in residential real estate for quite some time, but the industry is cyclical and shifting, and now is when buyers and sellers need the experience of a veteran real-estate team the most.

“It’s all changing again,” says Gale Milgrim of Orlando’s Welcome Home Team, Keller Williams. These days, it’s not that difficult to land a house. “For buyers, there’s usually some room for negotiation, and sellers become motivated once a house is on the market three or four weeks with no takers.”

But Gale says, for those putting houses on the market, prices are still historically high but not appreciating like they were in 2021 and 2022. However, this market shift means that buyers are no longer required to pay tens of thousands of dollars over asking price; bidding wars aren’t always happening the first weekend properties are listed; and buyers don’t need cash as a rule.

So, is this officially a buyer’s market? It’s not quite there yet, says Gale, a resident of Florida since 1995 and an expert on the Central Florida region. A true buyer’s market is defined by seven months of available inventory – with this area only at three months’ worth right now.

“It’s possible by summertime,” Gale says.
